Survey of 1,000 Real Estate Agents Reveals the Top Six Ways to Sabotage the Sale of Your Home

Attention Kauai County Sellers: The most common reasons that a house will not sell in a good market are often well within the control of the home seller according to a recent survey by the ActiveRain online real estate community. In a poll of over 1,000 real estate agents, it was revealed that the top six ways home sellers turn potential home buyers away are:

  1. The home is overpriced
  2. It is difficult to set a showing time
  3. The seller is unwilling to depersonalize or declutter the home
  4. Unpleasant odors
  5. The seller is unwilling to negotiate with buyers
  6. The seller refuses to make repairs

I can confirm  confirms that these same findings hold true for homes in Kauai. It is up to the agent to educate the seller on aspects of the home selling process that can instantly turn off a potential buyer, However, some sellers get on the defensive when you point out pets, odors, and housekeeping, so it is a very fine line to walk!

I see this a lot, one time I showed a house where the owners had cats and smoked. We walked right out.

I wish stories like this weren’t common in my line of work. A good real estate agent or broker spends plenty of time with their sellers before their house ever goes on the market to avoid these expensive mistakes.

Common Ground Kauai, An Uncommon Eatery

I don’t know what took me so long but on Sunday January 5th I ha the fortune to eat and explore Common Ground Kauai located at the old Guava Kai Plantation in Kilauea, Kauai.

The restaurant grows a lot of their own food or tries to buy locally from Kauai island farmers. It’s not hard to find the Common Ground Cafe but it’s a little off the beaten track. Located at 4900 Kuawa Road in Kilauea it’s located at the end of the road in a residential and farming community. The restuarant is located in a covered area outside. Customers read the menu and specials board, then order at the counter. Our meals were ready quickly even despite a busy Sunday mid  morning crowd.

After eating my family and I took the walk to the old irragation ditches and stone dam that have been maintained and landscaped. It’s a great place to stretch your legs after a full meal or enjoy some photo opportunities.

Kauai Real Estate Yearly Statistics-Have we recovered yet?

Kauai’s real estate market seems to have recovered in 2013 or did it? To find out I decided to compare the number of Fee Simple properties sold in 2013 with 2012. But then I thought why stop there? Lets compare the yearly totals from the Kauai MLS for the past 10 years.

Kauai Real Estate MLS yearly totals for fee simple sales:

2013- 969 Kauai Properties Sold
2012- 867 Kauai Properties Sold
2011- 749 Kauai Properties Sold
2010- 667 Kauai Properties Sold
2009- 453 Kauai Properties Sold
2008- 550 Kauai Properties Sold
2007- 849 Kauai Properties Sold
2006- 1470 Kauai Properties Sold
2005- 1684 Kauai Properties Sold
2004- 1527 Kauai Properties Sold
2003- 1604 Kauai Properties Sold

Wow from a low in the past 10 years of 453 sold Kauai properties in 2009, (I think we had more agents then that active with the Kauai Board of Realtors at the time) to a high of 1684 closed sales in 2005. What also surprises me is the 1604 sales in 2003. Part of this high sales number I can attribute to two new condo projects the Hale Malu townhomes in Puhi and the luxury Villas of Kamalii in Princeville. New inventory tends to create more units sold.

Have we recovered yet? (I think so) Where are we going? My prediction for 2014? I believe we have a consistent supply of buyers, but we do not have a consistent supply of new inventory. My guess is 2014 total annual sales will be about 900 units. The sales numbers will get help from the Kauai Kailani condo project. There are reservations for this project and sales should record this year once all the public reports and condominium docs are properly filed. (there may be some units without reservations).

Thanksgiving has ended. But being thankful has not. One of the many things we are thankful here on Kauai is the blessings called rainbows.

It’s almost the end of the year. I thought I would post some Kauai November statistics  and at the end of the year post a monthly and year end total.

18 vacant land sales
24 Condomium sales
71 total Kauai Island MLS sales

45-Sales to $500,000
18- Sales 500,001 to 1 million
7-Sales from $1,000,001 to 2 miliion. $2,097,860 to be exact for an oceanfront home in Poipu
1-Sale over $2,000,000
71 total Kauai Island MLS sales

Kauai Homes for Sale with Pools. Even with the beach always close by homes with pools are highly desirable on Kauai. Why buy a home with a pool:

1. Pool parties. You & your guests can have non stop healthy entertainment and fun.
2.  Swimming & Pool exercises can be done by almost anyone in any physical condition. Swim laps or enjoy water aerobics .
3. A great way to cool down on a hot Kauai day. On Kauai we are fortunate that almost any day may be a pool day.
4. Aesthetic value. A pool can really bring a luxury feel & luxury value to a home.

Buying Tip: If you are looking to buy a home with a pool it’s a good idea to have the pool inspected by a licensed contractor who is familiar with pools and/or talk to the current pool servicing company. Most Kauai home inspectors do not know enough about pools to do an adequate inspection.
